The kitchen + master bedroom are southwest facing, therefore flooded with sunlight.

The facade (dining room, living room, mezzanine) receives the light which is reflected on the mirrored glass wall of the conservatory, opposite, on Hôtel-de-ville: this side is therefore just as bright as the rear. A unique geo-position that the architect knew how to exploit to the maximum.

The house is a horizontal condominium. The two twin houses are two units of divided co-ownership and part of the rear land is common area for restricted use. There are no shared spaces. Condo fees of $100 per month and there is a contingency fund.

The surface area indicated in the form comes from the land roll of the city of Montreal, i.e. 139.4 square meters of living space above ground. An approved appraiser mandated by co-ownership insurance measured the habitable areas and its total above ground is 1448 sf above ground and 1850 sf including the basement.
